Choosing the Right Mortgage Broker

Mortgage Brokers are all NOT Alike
Question: Can you tell me how you select a mortgage broker? We would like to implement a Mortgage Broker into our selling process like you mentioned. Could you show us an example? We love the Cafe’!

Answer: Let me show you how we use a Mortgage Broker in our selling process.

Our available properties will have a sign on the curb but the does not include our telephone number. It only states:

"See flyer in the window  –>"

This will stop 100% of the call from the lookie-lou’s, noisy neighbors and those buyers that are too lazy to get out of the car. A great flyer will describe the home in detail and give a detailed list of NEW items like:

NEW Dishwasher
NEW Countertop
NEW Sink & Faucet
NEW Carpet
NEW Ceiling Fans
NEW Lights
NEW Toilets
NEW Cabinets
NEW Air Conditioner

The flyer will then describe the great financing we’re offering.

"You CAN Buy this Home with NO Money Down & NO Closing Costs!"
With payments as low as $956 (principal & interest).
You don’t need perfect credit!

It’s Easy and Free to get Qualified!
 

Your flyer should then direct them to your Mortgage Broker:

"Call Karen at (770)123-4567"

The mortgage broker should answer the telephone number you provide and screen the buyers. If the caller inquiries about viewing the home, the Mortgage Broker can direct them to us or take their information and call us.

Our number will appear below the Mortgage Broker’s information; however it is smaller and less noticeable. Such as..

"To view the home, call Tim (850)985-5555"

That’s just one way we use a Mortgage Broker.

Use the following to screen and "test" them…

Signs you selected the wrong Mortgage Broker

  • Rarely answers their phone

  • Is never in the office

  • Will not remember the addresses of your homes and confuse the caller

  • Flakey with the details of the loans they offer

  • Unable to answer questions without asking someone else in the office

  • Doesn’t keep you up-to-date on incoming leads or pre-existing leads

  • Offers a horrible loan to the buyer (40 Amortization/2 Year Balloon)

  • Good Faith Estimates are not even close

  • Repeatedly postpones due to "underwriter" & is unclear about the bottleneck

A good Mortgage Broker for you will..

  • Be Prompt & Courteous

  • Have a ’sense of urgency’

  • Call you for a list of houses available

  • Take incoming calls directly

  • Offer the buyer a loan package that meets their goals

  • Give your office updates on the applicants

  • Make an effort to understand your business
