Are you a real estate investor who is just tired of all of the hassle? You own property, and are even involved in some deals that have the potential to pay out very nicely in the future, but you\u2019re worn out and just want to be done with the whole thing?I know what you\u2019re going through – this business can be profitable, but it\u2019s not exactly a low-stress business. There\u2019s a lot of money on the line in each deal, and the mere fact that tiny details can cause an entire deal to go south can be incredibly stressful. And when you couple that with the horrible weakness in the market right now, the stress level just becomes that much worse.<\/p>\n
If you\u2019re an investor who currently owns property and are just SICK OF IT ALL and are ready to unload some of your holdings, this page is directed at you. I\u2019m coming from the opposite extreme -It\u2019s now a buyer\u2019s market, and I\u2019m looking to buy properties.<\/p>\n
Here is what I\u2019m looking for:<\/p>\n
Requirement #1<\/strong>: The price you\u2019re asking must be no greater than 70% of the AFTER-REPAIRED value of the property minus all other costs including repairs. Please note that 70% is the higest number I can work with – if your deal is better than that, you\u2019ll get priority consideration.<\/p>\n Requirement #2: <\/strong>Repairs are OK – I will need thorough information regarding the property condition and the repairs that will be necessary.<\/p>\n Requirement #3: <\/strong>Any location throughout the United States is fine, though my strong<\/u> preference at this time is for properties in the metro Atlanta, Georgia area.<\/p>\n Requirement #4:<\/strong> I can purchase property with cash, but preference is definitely given to deals under which I can acquire property without getting a new mortgage.<\/p>\n Requirement #5:<\/strong> If the property is in (or about to be in) foreclosure or there are any other legal or zoning issues that create actual deadlines, I\u2019ll need to know the details of those issues right away.<\/p>\n Requirement #6:<\/strong> On most deals, I\u2019ll need a bare minimum of 30 days to close the transaction. But for really great deals, I can move a lot faster.<\/p>\n So if you have property that you need to unload and it fits these criteria, respond to me right away.
