4 Steps to a Deal in 30 days – Direct Mail and Great Leads

Today’s post purpose is to take you through the process of getting a wholesale deal from start to finish. The dream to “flip” (quick-turn) houses full time has become a reality! To the chosen few who understand that to be successful, they must take four steps to make this business work. I will reveal you how easy real estate investing is by following this 4-step “recipe” . Marketing for Motivated Sellers and Hungry Buyers

You should be constantly promoting your business to get more leads into your “funnel”. This is where it all starts for real estate investors who want to FLIP THEIR WAY TO WEALTH! This involves marketing and constantly being on the lookout for potential properties. Clearly, without actively promoting and marketing your business, you can’t get those great deals. You are going to be left sitting on the sidelines while fellow investors around you are profiting from red hot, smoking deals every month. My simple yet extremely cost effective method truly works wonders for your business. This strategy only requires a few automation tools and the entire process is less than $500 dollars to put into action and to achieve your first deal quickly.

STEP 1 – Get your LEADS!!!

STEP 3 – MAKE AN OFFER

These are some of the things you should be thinking about before ever presenting the offer. Here are some options to consider as your exit strategy: a. Do you plan to flip the property fast to another investor that will buy the property to fix up, then resell to a homeowner?

b. Do you plan to flip the deal to a landlord / investor who buys property for the long term?

c. Do you have an established relationship with any other investors that would be interested in the deal?

STEP 4 – SELLING QUICK

Now you are ready to sell the deal to turn a nice profit! Your success largely depends on how quick you can move the property. Therefore, work to build solid relationships with real estate buyers in your area because they will be reoccurring buyers of your properties.

Investors have different criteria, so it’s best to find out what they’re looking for in advance when attempting to flip a property. For example, you don’t want to show a higher priced home when the investor only buys lower income properties.

Post your properties on your own website! Then post to as many free sites as you can. This is a great task for your virtual assistant! You should also have a buyers list at this point too to send an email blast to.

I always “Sell the Sizzle” on how I have structured the house finance / deal. As an example, you can promote the monthly payment or the “return on investment” (ROI). Other methods I have used have been to sell the house at 10% below market value, or I have offered to hold an Owner Financed Second Mortgage Note.

If you have a deal, never worry about selling it, it will sell itself. The trick is to get the word out letting people know about it.
